Modern extension to a 1970's Property
This splendid two storey extension project provided a fantastic master suite to the first floor and a lovely kitchen space at ground floor. The Substantial 1970's property benefitted from large and spacious rooms to most of the house, but really lacked the sort of family oriented modern kitchen space which is needed for everyday living. this is true of most properties of this age (and older traditional properties) which typically sport small and segregated kitchens and more generous dining and entertaining spaces.
The materials were chosen to match the existing property to some degree, although a small quantity of larch cladding, and powder coated aluminium windows were specified to give a sleek modern feel to the extended element.
The result was the creation of a fabulous space which draws light into the property, and offers epic views of the mature garden at both ground and first floors. A simple stone patio was created for outside dining in the precious summer months. Good levels of insulation were also specified, as were windows which are superior to building regulations standard to control heat loss and overheating from the sun (solar gain).
