This booklet is not an authoritative interpretation of the law, but intended as a general guide. It aims to explain in simple terms how the Party Wall etc. Act 1996 ("the Act") may affect someone who either wishes to carry out work covered by the Act (the "Building Owner") or receives notification under the Act of proposed adjacent work (the "Adjoining Owner"). Under the Act, the word "owner" includes the person(s), company or other body:
holding the freehold title;
holding a leasehold title for a period exceeding one year;
under contract to purchase such a freehold or leasehold title;
entitled to receive rents from the property. There may therefore be more than one "owner" of a single property. This booklet is only about the Act, which is separate from planning or building regulations control.

No, not normally. We will of course visit later on in the process, but our initial consultation takes place by telephone, videoconference or office visit. The reason for this is simple, until we've decided that the project is a good fit, and we are the right company to take it on for you, this would be of little benefit to either of us. We do not quote without all the information in place. The process is now a lot more complicated than design plans alone, so we need to fully assess the potential, and work involved in making applications, and design detailing before we quote. Typically the first stage will involve a paid detailed study of the site and your options before we start designing. This has the benefit of keeping costs down before the potential of the site is properly explored. In medical terms we do not rush into surgery before making a proper diagnosis!
Yes we can, but we only select a few projects each year. Typically we build or refurbish 3-5 properties a year, and these must fit with our aspirations in terms of quality and integrity of finish.
